SUMMARY This position is responsible for operating, maintaining, and repairing facility HVAC equipment.
ESSENTIAL FUNCTIONS
Maintaining and repairing air handling units, exhaust fans, fume hoods, fan coil units, reheat coils, and other associated mechanical equipment.
Troubleshoot and perform maintenance on commercial HVAC systems (including chillers, cooling towers, pumps, motors, air handlers, automation/controls systems, and associated electrical and pneumatic systems) using industry standard tools and in accordance with all codes, laws, and regulations.
Perform preventive maintenance and repair service work on HVAC, mechanical, plumbing, electrical, and various other building systems to maintain the properties in peak operational condition.
Assist the operations team in the maintenance and repair of building and equipment.
Completes general interior maintenance tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned.
Moves office furniture, machinery, equipment and other materials as requested.
Comply with all safety procedures, maintaining good housekeeping and safety of work areas.
Recognize danger and safety hazards and propose methods to eliminate them.
Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
Complies with all policies for the safe storage, usage and disposal of hazardous materials.
Participate in ongoing technical, safety, and operational process training programs.
Troubleshooting customer service calls for temperature comfort inside our buildings.
Maintaining accuracy of system documentation.
Support of new installation projects.
EDUCATION AND EXPERIENCE
High school diploma or state equivalent
Minimum 3 years field experience with trade school training OR 5 years total field experience.
Preferred: Experience using AWP Equipment (Aerial Work Platform) including Scissor Lifts and Boom lifts or have the ability to obtain certification.
Preferred: Experience using PIT Equipment (Powered Industrial Truck) including Pneumatic Forklifts or have the ability to obtain certification.
Experience with fire/life safety systems and Critical Power Systems
Experienced in lockout/tag out procedures
KNOWLEDGE, SKILLS, AND ABILITIES
Knowledge of applicable HVAC codes, laws and regulations
Basic knowledge of 240/480 electrical systems
Comprehensive knowledge of Safe Work practices especially regarding energized work, working at heights, and confined spaces.
Ability to recognize, assess and mitigate or eliminate risk
Ability to understand and use proper PPE for associated tasks
Excellent communication skills, both verbal and written.
Good general computer skills with knowledge in E-mail, Internet,
Microsoft Word and EXCEL, a plus
PHYSICAL WORK CONDITIONS/REQUIREMENTS
Ability to work at considerable heights – 45 feet.
HOURS
This position requires the employee to be on call for after-hours emergencies.
